In order to hold the property for you whilst you complete the application form, we require payment of the £195.00, the terms of which are below which you will need to agree.

Terms and conditions

The administration fee of £195.00 is accepted to hold the property for you whilst we carry out credit checks and references etc. You are not committed to taking the tenancy but if you fail to do so you will not get back the administration fee.

The timescales that the property will be reserved for are as follows:

(a) 24 hours to complete the application form

(b) where the application was completed within 24 hours for as long as it takes us to carry out the relevant checks (usually within 24 – 48 hours)

(c) where the checks have been carried out and everything is acceptable, the property will remain held until the agreed commencement date (subject to contract)

(d)any other timescale agreed by Harrogate Landlord Services in writing (or by electronic communication).

The fee is accepted on the following conditions:

(1) If the references prove unsatisfactory, the administration fee will be returned in full to the payer and a tenancy will not be granted.

(2) That if a tenancy is granted, the fee will have already been used to cover the landlords reasonable administration costs, reasonably incurred including but not limited to reference checking, guarantee checks (if applicable), production of tenancy agreement, production of inventory (if applicable) etc. The administration fee is not returnable at the end of the tenancy.

(3) Other than due to the landlords default, if the payer withdraws from taking the tenancy, or if a guarantor has been requested and the guarantor withdraws, or the payer (or guarantor) knowingly makes a false statement, the administration fee will be used to compensate the landlord for the reasonable costs or losses incurred until the property is relet.

(4) For the avoidance of doubt, the above mentioned costs may include the landlords time, credit checks, referencing and losses includes rent (or potential rent).
